Smoking Policy

The Heber Senator is a 100% smoke-free property. Smoking and vaping are not permitted inside the house or within 25 feet of any entrance, exit, open window, or air intake.
A minimum $300 cleaning fee will be assessed for violations. We appreciate your help in keeping the Senator's historic rooms fresh for every guest.

Pet Policy

Pets are not permitted at the Heber Senator Bed & Breakfast. Service animals, as defined by the ADA, are welcome. Please inform us if you are traveling with a service animal so we can ensure your comfort.

Children & Guests

Children are welcome at the Senator. However, the property is designed primarily for adult guests seeking a quiet, relaxing experience. Please note that the historic nature of the home includes stairs, antiques, and period features that may not be suitable for unsupervised young children.

Accessibility

The Murdock Room is located on the first floor and is designed to accommodate guests with disabilities. It features accessible bathroom facilities, a tall ceiling, and the original oak-surround fireplace.
This room is prioritized for ADA use but may be booked by other guests if it has not been reserved within 72 hours of arrival. The Murdock Room can also adjoin with the Royal Spa Room when both are booked together.
Please contact us with any accessibility needs so we can prepare for your arrival.

Parking

Complimentary on-site parking is available for registered guests. One vehicle per room is recommended unless prior arrangements are made. Street parking in downtown Heber is also available nearby.

Breakfast

A full cooked-to-order breakfast is included with every stay, served each morning in the dining area. Please notify us in advance of any food allergies or dietary restrictions so we can prepare accordingly.

Quiet Hours

To preserve the peaceful atmosphere of the Senator, quiet hours are observed during the evening and overnight. We kindly ask all guests to be respectful of others staying in the home. The walls have stories, but they also carry sound.

What is included in my stay?

Every stay includes a cooked-to-order breakfast each morning, complimentary high-speed Wi-Fi, access to common areas and gardens, on-site parking, and warm hospitality. All rooms include private bathrooms, premium bedding, and period furnishings.

Do all rooms have private bathrooms?

Yes. All guest rooms include private bathrooms. Many feature jetted spa tubs or vintage claw-foot tubs. Please review individual room descriptions for specifics on each bathroom.

Are spa tubs available in every room?

Not all rooms include spa tubs. Our Spa Suites and Spa Rooms feature two-person jetted tubs, while some rooms have vintage claw-foot tubs or standard showers. Review the room details to find the right fit for your stay.

Do rooms have air conditioning?

Most rooms feature independent heating and air conditioning. Heber Valley sits at 5,600 feet, so the mountain climate stays comfortable for much of the year. Let us know if climate control is important to your stay and we'll help you choose the right room.

Is the house really historic?

Yes. The home was built in 1902 by Utah State Senator Joseph R. Murdock for his wife Margaret and their eleven children. Many original architectural features have been preserved, including the oak-surround fireplace in the Murdock Room, claw-foot tubs, and period woodwork throughout the house.

How far is it to the ski resorts?

Soldier Hollow is about 15 minutes away. Deer Valley is roughly 30 minutes. Park City Mountain is around 35 minutes. Sundance is about 40 minutes. All are accessible by car and offer world-class skiing and snowboarding.

Can I host a special event at the Senator?

Yes. The Heber Senator hosts meetings, private celebrations, and murder mystery experiences by arrangement. Our common areas can be reserved for qualified groups. Contact us directly to discuss your event and availability.

Is downtown Heber walkable from the Senator?

Yes. The Heber Senator sits at 118 S 300 W, a short walk from downtown Heber City. Restaurants, galleries, boutiques, and the Heber Valley Railroad are all easily accessible on foot. The town is compact and pleasant to explore.

What should I bring for the weather?

Mountain weather shifts quickly at this elevation. Winter calls for a warm coat, hat, gloves, and boots. Summer is comfortable with light layers and sunscreen. Spring and fall are best with a jacket and closed-toe shoes. Whatever the season, layers are your friend.

What's the best time of year to visit?

Honestly, every season has its draw. Winter is skiing and snow and holiday charm. Spring brings wildflowers and thawing trails. Summer opens up the lakes and long days. And fall — the aspens turn gold and the valley feels like it's taking a deep breath. There isn't a wrong time to come.
